Bishops can resolve the Risks and Dangers

Buying or selling property is a major legal and financial transaction. There are numerous legal requirements to be met and many pitfalls to avoid. Outsourcing by lenders of mortgage processing to the mainland and frequent changes in practice are a constant threat to settling on the due date.

Hidden title problems may be exposed and unpleasant discoveries can be made. More and more complex laws mean more and more traps for the unwary.

You need someone who is trained and experienced to protect you during what will most likely be the most expensive investment you will make. It's a harsh fact of life that only you and your lawyer will watch out for your rights, and some people will take advantage of you if they can.

Bishops can give you Peace of Mind

Buying or selling your property should be a quick, simple and pleasant process but it can easily become a stressful experience if even the slightest issue starts to go wrong. When you come to your friends at Bishops you can relax and leave the hassles behind. Our knowledgeable and friendly team will handle your transaction with dedication and efficiency. Using Bishops will ensure that your hard earned savings are secure. We check to see what rights others may have over your property by carrying out searches of records kept by the government instrumentalities.

We ask questions about adverse rights which may not be discoverable by public search. Our fee is your insurance premium against unexpected consequences. Our searches and advice will provide you with the information you need to ensure security and peace of mind.

Bishops has competitive Costs and Disbursements

The Law Society of Tasmania has a recommended scale of charges for the conveyancing of property based on the price of your property. Bishops is always happy to quote your conveyance and any additional services you may be requiring. It is important to keep in mind that all property purchases are also subject to stamp duty which is based on a percentage of the purchase price. This government duty charge must be taken into account in your overall purchase costs. Stamp duty costs many thousands of dollars and is levied in proportion to the price of the property. To assist you in determining an indicative costs for stamp duty (plus GST) we have provided a quick calculator below.

The other fees paid to Government bodies usually amount to approximately $400.00 when purchasing and $250.00 when selling. You are welcome to call for estimations from our friendly staff prior to purchasing.

Rates of Property Stamp Duty

Duty (a state government tax) is payable on transfers and transactions effecting transfers of land (real property) and other dutiable property. It is crucial to note that the purchaser is responsible for payment of the duty within three months of the date of transfer or if the transfer is effected by a written instrument, within three months of when the instrument is first executed. Stamp Duty is an extra cost that must be provided for when calculating the overall price of any property you are considering purchasing. As Stamp Duty rates are subject to legislative changes from time to time we have provided a convenient speed link to the Stamp Duty calculator on the website of the State Revenue Office which controls Stamp Duty.

You may also contact Bishops staff directly as they will happily assist you to calculate your overall costs in any transaction.
